Full Management Service

The full management service is as described.

This comprehensive service guides both landlord and tenant through the whole letting process and beyond to temination of the tenancy.  It includes:

  • Guidance & advice on letting property including presentation of property and legalities involved.
  • Website marketing on national and local sites and erection of highly visible 'To Let' board.
  • Speaking to potential tenants, arranging viewings and accompanying them if required.
  • Referencing of potential applicants & seeking guarantors if needed
  • Preperation of tenancy agreement and associated paperwork.  Making sure property is fit for occupation and all necessary checks and certificates issued.
  • Preperation of details inventory of condition of property on commencement of tenancy including dated photographs
  • Signing of agreement and other paperwork and registration of deposit with Tenancy Deposit Scheme.

Once the tenant is in situ we will then work closely alongside the landlord making sure an maintenance issues are dealt with quickly and organising any works which may be required.  We will also make regular inspections of the property so that the condition it is being kept in can be monitored and we can maintain a close relationship with the tenant.

£200.00 plus 10% of the monthly rent each month.

Let Only

The 'Let Only' services provides you with the same initial comprehensive service but offers the Landlord the flexibility to manage the day to day running of the tenancy and termination therafter themselves.  To recap the services includes:

  • Guidance & advice on letting property including presentation of property and legalities involved.
  • Website marketing on national and local sites and erection of highly visible 'To Let' board.
  • Speaking to potential tenants, arranging viewings and accompanying them if required.
  • Referencing of potential applicants & seeking guarantors if needed
  • Preperation of tenancy agreement and associated paperwork.  Making sure property is fit for occupation and all necessary checks and certificates issued.
  • Preperation of detailed inventory of condition of property on commencement of tenancy including dated photographs
  • Signing of agreement and other paperwork and registration of deposit with Tenancy Deposit Scheme (We will hold the deposit for the duration of the tenancy and will only release it upon receiving written instructions to do so from the Landlord).

Tenancy Agreement Preparation

Sometimes tenants approach Landlords independently or Landlords prefer to do their own advertising.  If you have found a suitable tenant but would like the peace of mind that the tenancy has been set up in a legal manner then this is the service for you.  We can draw up all the necessary documents for you and register the deposit with the Tenancy Dispute Service - you will then feel happy that both you and tenant are off on the right track to start with. We would always recommend that an inventory is also carried out on the property along side this option.

£250.00 plus 20% VAT

 

 

Tenant Check

Has a tenant approached you privately to rent your property? Are you provisionally happy with them but would just like to know that little bit ‘extra’ before letting them sign an agreement? The ‘Tenant Check’ service means that we will reference the tenant on your behalf providing a full credit check, employment check and landlord check along with any other details we feel you may need. This package also includes liaison with the Landlord for approval of tenant after referencing prior to any agreement being entered into.  The necessary documents can then be drawn up and the deposit registered with the Tenancy Deposit Scheme.  Both landlord and tenant will then know the tenancy has been professionally drawn up.

£250.00 plus 20% VAT

Inventory Preparation

Sand and Co Limited always recommend that you draw up a detailed inventory which should include a note of the keys handed over, the condition of the property and meter readings for the tenant (s) to sign on entering into a property.

An inventory is an essential tool that a Landlord can have to ensure the property is left by the tenant in the condition it was found (taking into consideration day to day wear and tear of the property). Employ Sand and Co Limited to prepare your inventory and you can then be assured you have a detailed report on the condition and contents of your property prior to the tenancy and a detailed record to check against on termination of the tenancy.

Due to differing property sizes and contents, inventories are charged on an hourly basis of £50.00 plus 20% VAT

(Example - average size 2 bed terrace property = 1 hour - £50.00 plus VAT )

Buy To Let Market Guidance

Are you thinking of buying a property or have you seen a property you wish to buy to let but are worried about how to present the property and what legalities are involved.

Our Director, Sandra Grantham has over 30 years’ experience in buying properties to present to the rental market. She is therefore perfectly placed to assist you in buying the ‘right’ property for both you and your situation. She also has the knowledge to assist you in how to present the property in order to find a quality tenant quickly.

If you have a property in mind that you are thinking of purchasing to let out she would be more than happy to view the property with you and give you all the help and advice you will need to present the property without going over budget yet maintaining a high standard of presentation.

Energy Performance Certificates

On the 1st October 2008 a requirement was put in place for all properties being advertised to rent to have an Energy Performance Certificate. This certificate allows prospective tenants the opportunity to review the running costs of a property they may be interested in before making any commitment to apply. This certificate must be commissioned before the property is advertised and has a lifespan of 10 years. At Sand and Co Limited we are able to arrange for the EPC to be carried out on your behalf in order that they are ready for prospective tenants to look at. All rental properties will soon be required to hold a current EPC, with a rating of "E" or above.

House Clearance

Take the hassle out of having the contents of a property removed. 

When items are left in a property that are surplus to requirement it can be difficult to know how and where to get rid of them to.  We are happy to obtain quotes and arrange removal of unwanted items on your behalf.  Alternatively if you require items to be stored again we are happy to speak to the relevant people and obtain quotes. 

Property Inspections

Have you got a property that you have rented out but don’t have the time to go and carry out regular inspections to make the sure the property is being well looked after and your tenant is happy.  Look no further, we can take this hassle away from you and make either individual or regular inspections on your behalf and then report back to you and or organise any repairs or other maintenance issues for you.  You can then have the peace of mind to know that your biggest investment is being well cared for.
